Façade and Tenant Improvement Projects
Split Pea
Looking to expand their catering business, the owners of Split Pea Seduction learned of an available retail space on 6th Street. Urban Solutions helped the owners secure the space that would come to house a new retail location and their catering business. Using façade and tenant improvement grants the owners installed new windows and doors, stylish new awnings and updated the exterior paint. On the interior they installed a new ceiling, flooring, counters and an updated fire suppression system. This exciting new business helped transform an outdated and underutilized retail space into a hip and welcoming spot to grab breakfast and lunch.

Miss Saigon
The owners of Miss Saigon came to Urban Solutions with a desire to build a new restaurant in SoMa. Urban Solutions helped them secure a long vacant corner spot at 6th and Mission Streets. The owners applied for façade grants to install beautiful, new windows and cheerful awnings; and tenant improvement grants to completely renovate the interior including; plumbing, electrical, HVAC and floor, wall and ceiling treatments to create a contemporary style Vietnamese restaurant.

The Room Ultra Lounge
Formerly known as Playbar, The Room Ultra Lounge changed their name as well as their façade to better match their sophisticated clientele. Originally, their brick storefront was completely closed off creating an extremely dark interior. Using façade improvement grants, The Room Ultra Lounge added a large glass front entry, fresh paint and a new sign to enhance their state of the art cocktail lounge. The owner also completed a full renovation of the new lower level which houses a second bar, couch seating, a state of the art DJ booth and an expansive subterranean dance floor.

Launderland
Launderland used facade improvement grants to re-tile their storefront, replace doors and windows and install a new security system. Tenant improvement funds were used to paint and install a much-needed new boiler.

Tu Lan Restaurant
Working together the owners of Tu Lan and the owners of the building utilized façade and tenant improvement funds to install a new hood and vent system inside the restaurant and pressure wash excessive amounts of soot from the facade of the building. This improvement led to greatly improved air circulation inside the restaurant and an improved appearance on the outside.

The Alder Hotel
The Alder Hotel used façade and tenant improvement grants to restore two retail spaces on the ground floor of the 120 room S.R.O. hotel. Boarded up for over forty years, the retail spaces are alive once more. The hotel itself also underwent an entire interior renovation including new electrical, plumbing, paint and interior finishes.

Sonoma Market
Sonoma Market used façade grants to replace windows and doors, paint and install new awnings. They will also be installing new granite beneath the front windows. Once the façade improvements are complete the owners will use tenant improvement grants to help with their interior renovation that will include new flooring, paint and counters.
